This is one of the tips to help your house sell faster.

CRS. GRI. CIPS. Chances are, if you have been interviewing real estate agents to buy or sell your home, you are keenly aware of the strange abbreviations after many of their names.

While a bit confusing at first, those three or four letters form an alphabet soup that can make home buying or selling a much healthier experience. For instance, CRS stands for Council of Residential Specialists, indicating the holder focuses on the buying and selling of residential properties.

Nor are the letters merely handed out to anyone who asks. Each designation involves a lot of classroom time, test taking, and practical knowledge says Ann Pettijohn, current President of the California Association of Realtors.

“For instance, SRES, which is the Seniors Real Estate Specialist, is for people who want to have additional knowledge working with seniors. Often, senior citizens have not sold a home in a long time, so there are many things someone with the SRES designation would focus on, from the many disclosures now required to the amount of deposits. They study for the designation to help educate the senior seller,” she explains.

Pettijohn is not merely preaching what she doesn't practice, either. With a GRI designation herself (Graduate Realtors Institute, the highest professional standing for a residential realtor), she is also considering other certifications as well. “It really opened my eyes to some things I didn't know before,” she notes, adding it took a regular six to eight months of coursework.

“It increases your professionalism,” she says, adding, “None of these are mandated. All of the designations are in addition to the required coursework every realtor must undergo every four years to maintain their license,” she explains.

Currently, Pettijohn is considering an additional designation, CRE, or Counselor of Real Estate. While coveted, the designation is not easy to obtain, and there are currently only 1,000 holders of the designation throughout the world.

But any additional work is well worth it. Just ask Don Dunning, of Wells & Bennett Realtors in Oakland, and a lecturer and writer on real estate topics. In addition to holding a CRS designation, Dunning also holds CRB (Certified Real Estate Broker, a certification for the broker, or owner, of a real estate agency) and ABR (Accredited Buyer Representative, for those specializing in representing buyers) designations. “Getting a designation requires both experience and training. It increases both knowledge and professionalism,” he says.

As the current president of the Oakland Association of Realtors, Dunning is working to encourage more agents to obtain designations, so he and the other officers are planning a Designation Awareness Day for later this year.

Likewise, Art Godi also realizes the importance of such designations. The Stockton-based agent not only holds the CIPS (Certified International Property Specialist), CRB, CRS, and GRI designations, but he has developed and taught much of the coursework. A former president of both the California Association of Realtors and National Association of Realtors, Godi has taught throughout the US, as well as in Russia and Eastern Europe.

To put it mildly, he knows the value of such designations very well. “I have four of them because they are tremendously valuable,” he says. “They indicate a couple of things to the homeowner looking to buy or sell. This is someone who has taken the time to try and be better educated, to raise their own level of performance. It also indicates this is someone committed to their profession. They're here to stay, not fly by night. And, they have a higher level of expertise in their specialty.”

Godi says the additional networking opportunities for those holding such designations provides additional benefits to both the agent and the agent's clients. “There's a tremendous referral network out there.”

To illustrate that point, Godi mentions a phone call he received just the other day from a real estate agent in San Francisco. She had a house in Stockton which needed to be sold, and found Godi by looking for the CRB and CRS designations in the National Association of Realtors' directory, which is online at www.realtor.org. “We work mostly by referral,” Godi adds, indicating the importance such a designation holds when establishing credibility.

Many home sellers today find themselves as new landlords in the “wait and see” game. If you are in that category, you may wake up one day as a reluctant landlord. You have your reasons for not selling your home today. Perhaps you decide to “wait and see” if real estate market prices go up next year. Perhaps you are unable to sell your real estate and you decide to rent it out to at least bring in some money while you play the “wait and see” game. Whatever your reason for becoming a landlord, this guide will give you some steps for dealing with a renter that has abandoned your property. The steps and tips below address Minnesota landlords, but can be used as general guidelines. Please check with your attorney and your state laws. Know your state landlord and tenant laws regarding abandoned property. Minnesota is known as a tenant- friendly state and thus has laws in place to protect tenants rights. In Minnesota, get a copy of Landlords and Tenants: Rights and Responsibilities, written and published by the Minnesota Attorney General's Office.

1. Use a well-crafted lease that addresses potential property abandonment. Warning - the landlord tenant abandonment laws will take precedent over any lease.

2. Has the tenant abandoned the property? If the tenant abandons your rental property for 30 consecutive days, you should obtain a form called NOTICE BELIEVE ABANDONMENT and complete it, serve it, mail it, and attach it to the door.

3. Allow time for the renter to respond. You will be losing rent, but the time elapsed will be important if the matter ends up in court.

4. Start the eviction process. Mail, and post on the door a NOTICE TO PAY RENT OR QUIT form.

5. Wait for 60 days. You may now enter the unit to assess the amount of property left in the unit. You can change the locks. You will need to figure out if you should hold a sale, move the property to a storage unit, or rent a dumpster. You will usually need to do a combination of these things. What looks like a collection of “junk” to you will become “valuable heirlooms” if it goes to court.

6. Two weeks before your sale, you must give the tenant written notice of the sale date. Send the notice by certified mail, return receipt requested to the tenant's last known address or living quarters if known. Post the notice on the premises. You might also want to post a notice in the newspaper for two weeks. If the tenant requests their property back before the 60 day waiting period ends, you have to give it back. You cannot withhold their belongings even if they owe rent. It is best to let them clear out their belongings and continue with your eviction process. In my experience, the tenants did come to collect their things, and ended up paying nothing.

8. If you decide to move the abandoned property to a storage unit, you can collect all moving and storage costs from the tenant. If the tenant refuses to pay the moving and storage costs, they can still collect their belongings. You can sue them later for those costs if you choose to. If the tenant gives you notice that they want to collect their belongings, you have 24 hours to return it. You have 48 hours to return it if you have moved the items to a storage facility. This period does not include weekends or holidays.

9. List an inventory of the items and take photographs.

10. In cases where you believe the property is worth more, you should arrange to have a police officer come to the premises and make a written, dated inventory including all items, condition of items, badge number of the police officer, and your telephone number. The inventory list must be sent via registered mail to the tenant's last known address.

11. After the sale, if the tenant sends you written notice that they would like the money from the sale of their belongings, you must send any excess to them. You can deduct the costs of removal, care, storage costs, expenses of the sale, and back rent.

Follow the statutes conservatively. Allow more time than called for in any action, in case it does go to court. As a landlord in a tenant-friendly state, you must be able to show that you gave more than enough time and notice. You know that you are most likely not going to recover any costs from this nightmare, but you also would rather not get sued by the tenant. In Minnesota, the statutes allow the tenant to sue for their property plus damages and the courts often allow the tenant to sue long after the period of so-called Notice has expired.

The judge will be sympathetic to any hardship stories told by the tenant. This will buy them more time if it goes to court. You have your own hardship story, but the court won't care. Chalk it up to experience, and move on.

No credit is bad news

After graduating college, many students plunge into the real world with high hopes of buying magnificent houses and fancy cars. The problem? Banks aren't always so willing to let you make those purchases on their dime. Before lending you thousands of dollars, you must prove yourself worthy of such trust.

In order to get the banks on your side, it's important for students to start building good credit while they're young. Then by the time a large financial purchase is in view, the banks will be more compliant with your needs.

Here are some easy ways to begin building good credit as a student.

Open a credit card now while you're still in college. Now is the easiest time in your life to obtain a card. Since you will have many expenses in college, it can be a practical and useful way to make your purchases. In order to avoid going overboard, however, stick with just one card for now.

Open a checking account. By the time you are in college, most students already have a checking or savings account. These accounts help you to learn how to keep track of your spending money without actually having a credit card. They will teach you to pay attention to the amount of money in your account in order to avoid bouncing a check.

Check your credit report. According to MSN Money, checking your credit report can be a very useful way to find out what the banks are saying about you. Lenders and banks will look at your credit score to decide if you qualify for loans, and companies may check your credit history before hiring you in order to determine your reliability and trustworthiness. Checking your credit report is also useful in discovering identity theft or mistakes by your bank.

For daily purchases, use your card instead of cash. As long as you are sure that you can pay for it, daily purchases should be made with your card. Using a card is easier than writing a check or digging for cash. You can build better credit by promising to pay back the amount to the bank than by taking money directly from your account.

Don't open excessive cards. Many stores will ask you if you want to open credit cards with them. This isn't necessarily a bad thing, but it can be overwhelming and hard to control if you open a card with every place you shop. You may label yourself as “flakey” with banks if you have too many cards before establishing yourself financially.

Pay your bills on time. This may seem obvious, but it is one of the most important steps in acquiring good credit. It is also a step with which many students struggle. Missing a payment once may not curse you forever, but any more than that could keep you from receiving loans and grants. It is essential to keep track of how much you spend each month so that you aren't surprised when the bill comes.

By keeping these tips in mind, you may save yourself from financial regret and economic problems in the future. Building good credit is the first step in buying those magnificent houses and fancy cars, so don't harm your future dream by making poor decisions now.

I live in a neighborhood that once had a rather high percentage of slum properties. You all know the types. These are the places where weeds are three feet tall, the cars are parked up on the yard, and half a year's worth of litter has piled up around the front door. The property owner doesn't care if his investment looks like a dump, and is unmotivated to clean things up, as long as he continues to draw the rent checks.

Trashy homes often have a negative impact on adjacent residences, which can lead to urban flight. And, once the homeowners and conscientious renters have left, the neighborhood becomes a less desirable place to live. Without anyone left to “mind the store”, the instances of trashy behavior increases. A neighborhood that sends a strong message of apathy, is more prone to vandalism, litter, graffiti, and loitering. Emboldened by the lack of neighborhood concern, meth labs, prostitution houses, and party pads for drug use and under aged alcohol consumption soon follow.

The Broken Window syndrome

Neighborhood police officers used to refer to this as the Broken Window syndrome, based on a theory by James Q. Wilson and George L. Kelling, who wrote “Broken Windows: The Police and Neighborhood Safety” in the March 1982 issue of Atlantic Monthly. The Broken Window theory explained that signs of decay, such as abandoned vehicles, litter, broken windows and graffiti led to rapid neighborhood deterioration, resulting in increased crime (source: www.cityofseattle.net/police/prevention). While the broken window theory has come under attack by critics, in our neighborhood, the trickling down effect of the “broken window” was very visible.

On those blocks where properties had been turned into slums, we saw the highest instances of drug use, teenage alcohol use, and other crimes including burglary and rape. Adjacent neighbors who were worried about their safety sold their homes. These places were quickly picked up by slumlords who rented to other miscreants. What were once viable family homes became flop houses, and the crime statistics for our neighborhood climbed rapidly.

Operation: Save the Neighborhood

There were a handful of neighbors who were committed to the neighborhood. They had lived in the area their entire lives and weren't willing to let the neighborhood go to ruin without a fight. The neighbors organized themselves into a loosely formed association, and “Operation: Save the Neighborhood” was born.

The first step was cleaning up the neighborhood. Neighbors painted over graffiti, planted trees, wrote grants to replace broken sidewalks and missing street lights, and reclaimed neglected right of way areas. In the process of “Operation: Save the Neighborhood,” neighbors also learned about a city department called “Code Enforcement.”

Department of City Code Enforcement

Every city has a Planning and Zoning department, sometimes referred to as Planning and Development Services. This agency basically oversees the growth of a city through zoning and by interpreting existing building codes. Most building codes have sections dealing with what is allowed and what's not. Even though our neighbors were a pretty sharp group of people, we had no idea that there existed laws preventing the very type of behavior that contributed to the decay of the neighborhood.

Some of the things that were not allowed under our city's existing city ordinance included:

Living in an RV in a residential zone
Selling used cars out of your property
Allowing trash and litter to accumulate on the property
Allowing weeds to grow out of control
Having more than 3 dogs or 5 cats
Junked cars or cars up on blocks
Parking in the front yard or up on sidewalks
Leaving upholstered furniture out in the yard
Burning trash or having bonfires
Parking semi trucks on residential streets
Running an automotive shop out of your garage
Converting your house or garage into an apartment without permits
Building storage sheds in the setbacks
Running a business from a home
Having frequent, nighttime parties

Neighbors began reporting properties that were in violation of City Code, and enforcement officers were sent to the offending residences. Slowly we watched junked cars get hauled off, weeds mowed down, and accumulated garbage hauled to the dump. Illegal duplex conversions and large scale home businesses were reversed, and illegally constructed utility buildings were torn down or removed.

The Neighborhood Contact Officer program

In addition to cleaning up the neighborhood, concerned neighbors formed a partnership with the local police department. The City Police had recently introduced a community policing program with Neighborhood Contact officers being assigned to certain parts of town. The neighbors met the area NCO at a neighborhood barbecue, and working together, identified problem areas. The police began patrolling the neighborhood on a regular basis, and neighbors were quick to report suspicious behavior such as drug houses and meth labs. Party homes were also identified.

It took several years of vigilance on behalf of the neighbors and police department, but since that time, the area has turned from a slum to a desirable inter city neighborhood. Property values have sky rocketed, crime has dropped, and home ownership is on the rise. There are still a few slumlords lurking on the fringes on the neighborhood, but things are a far cry from where they were ten years ago.

The neighborhood continues to monitor area activity, but has also taken a proactive stance by organizing neighborhood cleanup days and planting trees, pocket parks, and street gardens as part of a beautification effort. The association distributes newsletters, has regular neighborhood meetings, and attends City Council and Planning & Zoning hearings at City Hall.

How do you reclaim your neighborhood?

The first step is gathering up a group of concerned neighbors and start cleaning things up. Organize your own cleanup day!

The second step should be a trip to City Hall. Learn about your city's code enforcement department, and purchase a manual of city ordinances. Some cities even offer these service free of charge on the web. Once you have an idea of what is allowed and not, you can file Code Complaints on the slumlords who are junking up your neighborhood.

The third step, is to contact your local Police Department and ask if they have a community policing program. Get to know the officer assigned to your area. You might also purchase the printed police code. This manual contains even more city ordinances which deal with behavior issues, such as disorderly conduct, amplified music, and disturbing the peace.

The final step is to stay informed by joining your neighborhood association. A neighborhood association differs from a homeowners association, and usually encompasses a collection of neighborhoods or a certain district of town. It is the neighborhood association that receives all notice of proposed development in your area. In areas of perceived blight, sometimes developers will apply for a rezone to build a structure that is not compatible with your neighborhood. It may be a commercial building that could create more traffic, or a convenience station or fast food restaurant that is open 24 hours a day. High intensity uses such as these, can further contribute to the decay of intercity neighborhoods.

Once our neighborhood became actively involved in the planning and zoning process, we discovered that these redevelopment decisions are often made without any neighborhood input. As one of our local Councilmen once told me, “How are we to know what the neighborhood thinks of these projects, when no one bothers to write us a letter or show up for the hearing?”

Neighborhood preservation begins with active involvement, staying informed, and becoming acquainted with your neighbors. Bad noodles is not bad news

I am always on the look out for new meals and ingredients to experiment with. I especially like to try different foods from ethnic cuisines. As I was visiting an Indian speciality shop recently, I came across a pack of 2 minute noodles by Maggi.

The front of the packaging looked very appealing. It featured a cooked noodle dish with tossed vegetables as a garnish. Each pack contains 4 100g packs of noodles. So in theory, there are four servings for every 400g pack. The pack of 2 minute noodles came with a masala tastemaker inside to add to the noodles once they are cooked.

I do not usually eat dry noodles. But I decided to try this brand and see if I liked it. The instructions were printed in English and Punjabi. I broke the noodles apart and boiled them for a few minutes until they were soft. As I dished up, I added a small amount of the tastemaker seasoning. The noodles tasted very good. I was impressed with the texture of the noodles and the overall flavour of the dish. The smell was wonderful and it filled the air with a great aromatic fragrance.

The nutrition information for this product per 100g is as follows:

Protein 11.0g
Fat 15.8g

Calcium 100.0mg

I was surprised to learn that each serving of the 2 minute noodles by Maggi contained so many calories, carbohydrates and fat. No wonder it tasted so good! However, as the pack was quick to mention in two different places, each 100g serving meets 20% of a child's RDA (Recommended Daily Allowance) of protein and calcium. That may be so, but this is not a healthy meal option to be giving children on a daily basis. This is more of a convenience food that is quick and easy to make when the cupboards are bare or you do not feel like cooking.

The 2 minute noodles by Maggi come in curry and tomato varieties as well. I have not tried those, but they sound tasty. If you want to try these noodles for yourself, you can find a 400g pack in your local supermarket under the Indian food section. But if you cannot find these noodles in your local supermarket, I would suggest visiting an Indian speciality shop where you might find them. I liked the taste of these noodles, but I would not recommend them to people who are watching their diet, as this is not a healthy meal option.
